Reinstall West deck—remove rim board and install drip edge (between HardiPlank siding and deck floor) Deck to be reinstalled today

Flashing: ?

Exposed (extended) nails at all eaves: cut off

Remove (2) columns F-2 and F-3.

Add 2x12 sister beam adjacent (on hallway side) to each existing pair of 2x12s running E-W at column lines 2 & 3; 2x12s to run from column line D to I.

Add 2x10 sister beam adjacent (on north and south sides) to each existing pair of 2x12s running E-W at column lines 2 & 3; 2x10s to run from column line D to F.

Lighting:
Remove (2) recessed cans in ceiling (where two roofs meet under cricket) between LR and DR
Under house: To be on one circuit for (14) fixtures. Place switch gang next to existing gang at front door.
Add blocking adjacent to existing gang at front door

Electrical and plumbing rough-in inspections to occur later this week/early next week.

Both front (West) and back (East) porches: add 4” T-111 with groove exposed at porch ceilings and inside side of truss MG to confirm with Chung (MC2)

Add gable vents as per drawings at (2) gable ends
MF will purchase roll ridge vent and bring in for approval

Install dryer vent between two outlets in Utility closet

Build out east end wall rough opening for Utility closet doors to be (2) 36”

Install Hardi trim fascia and smooth out bumps in drip edge as much as possible

Remove X-bracing between A-3 and C-3 and relocate to span between C-3 and D-3.

Add knee brace at E-3 and resolve issued of knee braces at ends of house

HardiPlank “skirt” below walls deleted.

Add stair and service deck for condenser unit. Locate at North side and begin first stair tread at D-1 and run East. Deck to be long.

At two inside corners of house: Rip Hardi to 1” thick

Following items are per Chung’s e-mail of June 27th:

Install two ridge vents over the entire length on the roof section that have attic below

Install two gable vents (to match roof slope: see elevation) at facade with attic space behind

Remove metal drip edge and nails stuck out from 2x6 fascia. Straighten out roof eave at corner near the back oak tree. Install Hardi trim fascia: ¾” thick 1x8 and 1x12 (at the front gable). Re-install new metal drip edge.

Cut all nail tips stuck out from underneath plywood roof sheathing and rafters at the soffit throughout the house to be painted later

Remove two recess light cans at living room hallway per revised drawing from Jason.

Remove treated wood deck members and install metal flashing throughout the edges where the decks meet the house.

Shorten the stair at the back for HardiPlank siding to pass through.

Remove treated wood deck members at the decks’ edge (front & back porches). Install new treated wood deck beyond the wood beam below. Cut in a straight line treated wood deck with ¾” overhang.

Screw down a few boards with nails that have popped up.

Remove columns E-2 & E-3 at floor beams per revised drawings. Add additional 2x12 to existing beam at living room ceiling per revised drawings. Repair 2X6 tongue and groove finish floor at columns as per revised drawings

Install 1x4 tongue and groove to the exterior ceilings at front and back porches and front stair entry.

Widen the opening for the utility room to 6’-0” wide. Change to a sliding door with a track in front of the wall similar to the window shutter (see revised drawings)

Finish x-bracing at decks H-2, J-2 and additional requested at A-3, C-3

Columns/Foundation:
Re-pour G-4 and I-3
E-4 and F-4: OK

Back stair issues: temporary support needs to be removed

Back elevation at Southeast porch:
missing (2) pair of triangular windows at both E & W ends
No sheathing at gable end—clarify detail

Interior framing:
Strap truss down to studs at East end
Cripple at top and bottom at all U-corner studs
Add 3’ x 3’-8” window at north side of hallway outside Master Bedroom
Beams at column lines 2 & 3 running E-W: pack at triple and add beams running outside columns
Finish out cricket (above meeting of two roofs)

Sill plates (on top of finish floor at exterior walls) not nailed properly

Floor framing continued, but joists between column lines D-1, 2 & 3 have to be re-built—2x12 beams not run past (continuously) columns, but were stopped at columns, so this section of the house, between E-W column lines 2 & 3, only being supported by 5’ long 2x12’s.

Tuesday, April 24th: Site Visit, JG (photos)

2x6 tongue and groove pine flooring installation ~75% complete (framing crews began at SW corner and laid diagonally toward NE corner)

framing crew = 5

Some cuts where flooring meets columns are a little rough and some overcut corners

X-bracing begun below house

At SW corner: only (2) 2x12 girders instead of (3)

Still need 12” o.c. and end blocking between floor beams

Interrupted 2x12 beam condition fixed between column lines 2 & 3 (E-W): (4) lag bolts plus random nailing Wednesday, April 25th:Site Visit: JG, MF, afternoon (photos)

Exterior and most interior studs up

Column G-4 shifted East, so that west end of Simpson tie aligns with West end of 6x6 column.

Column F-4 also shifted.

Column E-4 also off.

Diagonal straps hung at window and door headers and every other stud

MF points out a few rotten and splitting studs, especially at southwest end of house and asked subs to replace.

2x vertical “shim” set under houses’ north bay—to hold up house???

Still need to pour footing I-3

Thursday, April 26th: Site Visit: JG, SN, visiting Arup engineers, Roger; 4-5:30 p.m. (photos)

Sheathing begun at exterior walls—earlier in the day MF relayed question from the subs: they did not want to run sheathing up to the bottom of the 2x12 fascia—but sheathing only run up to 8’ (correct).

Trusses laid flat on top of walls and began tilting up into place

Column G-4 shifted even more from previous day to edge of sonotub and Simpson ties running ~1” or more beyond 6x6 column. Earlier MF and JG called MG and he advised to add 2x6 next to column; later, after seeing that column had moved more from the previous day, MG and MF decided that entire G-4 sonotube needs to be removed and reinstalled (repoured).

Framing sub asked the following questions:

Doesn’t like (2) 2x12, separated by a few inches, to be hung at gable ends—doesn’t think they can hang

Doesn’t want to run 2x12 beams all the way through to gable ends as per drawings—wants to stop at corner of house.

Didn’t run columns between LR and DR (E-2 and F-2) up to rafters as per section detail #2/A10. Columns were cut too short and (3) 2x12’s will be tripled up, (1) installed and space for (2) more in hanger.

Friday, April 27th: JG, ~6-6:30 p.m.(photos)

Framers on-site but packing up—started to take photos only but framing sub stayed and confronted me again and started complaining about the architect, not drawing correctly, and told me I had (5) things to tell the architect—changes he wanted to make, or already went ahead and made.

Framers did not clean up site when they left for the day

Trusses up

Rafter tails need to be cut between column lines 2 & 3

Sheathing has progressed: 2x12 frieze board installed with sheathing section added beneath it (running up to the bottom of the 2x12, as per drawings)

Instead of running 2x12 beams E-W out to gable end, 2x8 (or 10) used instead between end of house and gable end [see photo 37]

Sonotube I-3 poured and Simpson tied set in, but not 6x6 column (corner of house still being shored up by 2x)

No blocking installed between floor beams

South wall of East hallway cut down to ~8’ to meet rafter tails

Saturday, April 28th: 8:30 a.m. – 10:00 a.m., Chung, Chuong (MC2), MF, JG

Add blocking between floor beams as per drawings and bolt

Spray Thompson water seal on 2x6 tongue and groove floor to protect during the rest of construction

2x12 beams at roof (running E-W) need to run all the way through to the end of the overhang

Columns E-2 and F-2 were cut too short. Chung will talk to Structural Engineer to find a solution—may be able to cut them down to finish floor.

Drop ceiling above Bath #1 to 8’-0” as per drawings (for attic space above).

Add blocking on inside of walls at meeting point of top of sheathing and bottom of 2x12 frieze board

Nailing pattern for sheathing should be 8” o.c. minimum in field and 4” o.c. around edges of sheet.

Floor edge detail on back porch (where is meets the wall of the house): leave gap so that siding can run down and past the deck and water will drain. Chung will send detail.

Chung would prefer standing seam metal roof

Clean up site—job site should be kept clean and framers should clean up at the end of every day

Sill plate at window sills: should be double plate (not single)

Add cripple (blocking at top and bottom) between (2) closely spaced studs at all such conditions

Framing at northwest corner of kitchen (side wall adjacent to refrigerator): end studs should be T, not doubled up

Southeast corner closet in Kitchen—also framed incorrectly—stud is bowing (not vertically plumb)

Re-measure all window openings to make sure they are exact

For future framing (at Tran house): All walls >10’: frame studs at 1’ o.c.

No sheathing at gable ends of porches and no 2x12 below trusses

Gravel/slurry mix already poured and concrete footings and piers begun with vertical rebar set in place.

A few rebar columns off and need to be adjusted.

Still thin layer of standing water in footing holes. Per MF’s notes: piers were let dry most of the day.

Tuesday, April 17th: Site Visit with MG and students (photos)

Sonotube covers set in place and some tubes poured and Simpson ties set in. A few set off-center of concrete piers.

Beginning to backfill into footing holes

Footing G-4 pourer larger to compensate for incorrect dimension—poured too close to existing oak tree (too far East)

Column F-4: sonotube set at NW corner of footing, not in center

Wednesday, April 18th:

Framing crew began work

Column line 4 and columns E-4 and G-4 are too tall; will be cut down to 10’ (for window openings and porch)

Missing footing and column I-3—never poured, missed by foundation crew. Will pour 2x2 footing instead.

Column line F slightly off—not all columns aligned N-S. Can compensate with framing above—don’t need to repour sonotube.

Holes dug for footings but filled with water after weekend storms. Need to pump out water, but pump not working—waiting for replacement. MG suggests forming up the dirt to ensure stability and prevent soil from falling back into holes.

Rebar on-site and being cut

Roger wants to schedule inspection for Tuesday, April 3rd, but need to make sure permit has been pulled

Roger explains he is charging $5.25/sf for this house, when he typically charges $7-$8/sf
